What drives the price of a new roof in Florida

Two houses on the same street can get quotes thousands of dollars apart. These are the things that move the number, roughly in order of how much they matter:

  • Material. It is the biggest single factor. Architectural shingles are the most common choice; metal and tile cost more up front but last much longer.
  • Roof size, not house size. Overhangs, an attached garage and a steeper pitch all add roof area. Roofers price by the "square" (100 square feet of roof).
  • Pitch and shape. Steep roofs need extra safety gear and time, and roofs with many valleys and dormers waste more material.
  • What comes off. A second layer of old shingles or a tile roof costs more to tear off and haul away.
  • Rotten wood. Soft decking is only found once the old roof is off, so a fair quote includes an allowance for it.
  • Permits and code. Every re-roof in Flagler, Volusia and St. Johns counties needs a permit and inspections, and the Florida Building Code can require upgrades such as re-nailing the roof deck.

The 25% rule and repairs

For older roofs, Florida code can require a full replacement when more than 25% of the roof needs repair within 12 months. Since 2022 (SB 4-D), roofs built to the 2007 Florida Building Code or later are exempt, so a large repair no longer automatically means a new roof. We check which rule applies to your home on the inspection.

Insurance and wind mitigation

A new roof with a sealed deck and better fastening can lower your windstorm premium. Ask for a wind mitigation inspection (form 1802) after the job. If a storm damaged your roof, start with our storm damage and insurance guide.

Roof cost questions

What homeowners ask about price

How accurate is the roof cost calculator?

It gives a ballpark range based on 2026 prices in Northeast Florida for the answers you choose. Your exact, written price comes after a free inspection, because hidden things like rotten decking only show up on the roof.

Why do roofing quotes vary so much?

Quotes differ in material, in how much rotten wood they allow for, in whether permits and code upgrades are included, and in how carefully the roof was measured. Ask every roofer for an itemized quote so you can compare line by line.

Does homeowners insurance pay for a new roof?

If a covered event like a hurricane or windstorm damaged the roof, your policy may pay for repair or replacement minus your deductible. Normal wear and age usually are not covered. We document storm damage for your claim.

Is a metal roof worth it in Florida?

Metal costs more up front but can last 40 years or more, handles high winds well and reflects heat. If you plan to stay in the home a long time, the cost per year of ownership is often lower than shingles.

How long does a roof replacement take?

Most shingle roofs on a typical home are replaced in one to three days. Tile and metal roofs, bigger homes and permit inspections can add time.

Do you offer financing?

Yes, financing is available. Ask about it during your free estimate.
